Developer launches commercial shop office project in Tawau

TAWAU: T2@Apas, a benchmark in cluster type commercial shop office project, was
launched in Tawau recently to bring a modern image to the town and rejuvenate
the lifestyle of the people here.
It was launched by chief political secretary to the Chief Minister, Datuk Nizam
Abu Bakar Titingan, who is also vice-chairman of Tawau Umno division at a
leading hotel here on January 12.
Director of Tan Brothers Machinery Company (TBMC), Matthew Tan Yaw Tzuu said T2
is developing 7.8 acres of prime land along Jalan Apas in the heart of Tawau
town.
First phase of T2 consists of 11 clusters of four lots four-storey shop office
that made up total of 176 units. It’s equipped with six lifts that connect from
Level one to Level four and three covered drive through facilities for the
convenience of users especially on rainy days.
There are a total of 431 car parks, 90 motorcycle parks, 10 loading/ unloading
bays and two disable car parks available to cater for the needs within the
development. The two lanes single traffic direction design will definitely ease
traffic flow as well.
Matthew said T2 was expected to be completed by 2021 and he was confident that
T2 would make a mark and leave an impression with distinct unforgettable
styling.
As a committed and responsible developer, he said it would continue the same
craftsmanship for T2 by ensuring every detail had been meticulously considered
and every material was carefully selected; large window and concrete panels
blend seamlessly to provide a facade that provides generous natural light while
the use of timber cladding gives each corner a touch of style and class and
adequate communication lines and power points that provide the necessary
backbone to run a competitive business is inside each unit.
Special for T2, the developer has tailored various rebates scheme to facilitate
the sales. Firstly, it will give 10 per cent premium guest discount for the
first 26 lots purchasers, on top of that a further 5 per cent early bird
discount will be given for the first 12 lots valued purchasers as well as
lastly, in conjunction with the launching of T2, the developer is pleased to
announce that a RM68,000 launching rebates will be given for the first six
trusted purchasers.
In addition, the developer will continue to apply its first-of-its-kind
Developer Rental Bearing Scheme (DRBS) and Developer Renovation Subsidize Scheme
(‘DRSS’) to its valued T2 purchasers.
It has allocated up to RM1.2 million to subsidies to potential tenant’s monthly
rental as well as anchor tenant’s renovation costs. Of course terms and
conditions apply like its T1 as it needs to look into the profile of the tenant
but it ensures to assist in bringing in quality tenants for 12.
Furthermore, to ensure T2 Management Corporation delivers topmost quality
services and be able to function effectively, the developer will have up to RM1
million allocation to subsidise the management fees up to five years with first
year waive.

The center sits on 1.94 acres of land along Jalan Bundusan.
The project is completed in 2017.
TBMC project director Matthew Tan Yaw Tzuu described the iconic building as a
remarkable piece of art that is set to transform Sabah’s typology.

He said that the project was a milestone for TBMC which it achieved through the
pioneering collaboration with Mak Arkitek Konsult’s Mak Thur Pei, a young
architect who won the inaugural Tan Tri Chan Sau Lai Architecture Award by the
Malaysian Institute of Architect for fresh and innovative design.
She explained that they have adopted the cluster typology for the development
where each block is made of four units connected side by side and back to back.
This configuration means that every unit will be a corner lot where 50 percent
of the unit perimeter is a frontage.
Another highlight of the project is the sky terrace on level 5.
“This level is basically a duplicate of another ground floor but it is suspended
in the air. On the outside, the sky terrace will create a spectacular visual
impact to its surroundings when it is lit up at night,” she explained.
“It will resemble a hanging lantern in the air and this is something that we
hope will be a new landmark along Jalan Bundusan.”
Prices for the sky food and beverage outlets on the fifth floor starts at
RM600,000 while the commercial lots start at RM2.6 million onwards.
Management Agreement signing between TBMC
Development Sdn Bhd and WTW Property Services (Sabah) Sdn Bhd who has been
appointed as the Management and Service Company to maintain the facilities at
T1@Bundusan.
