DESCRIPTION

Prime Minister Datuk Seri Najib Tun Razak’s much-publicized Economic Transformation Programme (ETP). Located near Tun Sakaran Marine Parkin the waters of Semporna, and the Coral Triangle, which has the world’s highest marine biodiversity. The resort offers an exclusive, elegant and luxurious accommodation complete with unique facilities to cater for both domestic and foreign tourists Lorie Lepa Lepa aims to play its part for the development of tourism in Sabah that will not only benefit all stakeholders but also serves to add a new dimension to the local tourism industry and complement the government's effort in achieving its objective under the Sabah Development Corridor initiative. It is envisaged that Alorie Lepa Lepa will also be the start of a trend that will bring high profile global personalities to Sabah for their vacations and leisure trips and add glamour to our international tourism sector.

Alorie Lepa Lepa Resort sprawled over 32.37 hectares, boasting 88 pool villas, with a minimum price tag of RM3.1 million. Managed by Alorie Hospitality Sdn Bhd, and when completed would include an underwater restaurant, a spa, scuba diving centre and a marine conservation centre.

87 villas have been sold on a leaseback basis and the built-ups are between 2,200 and 5,500 sq ft with prices from RM2.8 million to RM5.5 million each unit.

The additional unit called the honeymoon suite will not be sold.

• Overall cleanliness in Semporna a major concern
• Road conditions and access (to SUDC chalet, SMR,Mt Conner-Satellite hub)
• Jetty in town
• Law compliance – work permits, land use conditions, building by-laws, license (tourism, accommodation, boat, trading license, operator without license)
• Safety & Security; Small-time/budget diving operators who compromise on safety, decompression chamber at Navy Base not easily available to public
• High numbers of “indeterminate people” who cannot be employed legally and bomb/poison fish; kids begging on street
• Marketing – most islands not promoted
• Human capital – insufficient dive masters for future growth

WHAT NEEDS TO BE DONE?

• Aggressive promotions and marketing; i.e. for the other islands and dive sites
• Liaise with local authority and gaining their cooperation and support in making the town more cleaner
• Engagement with tour operators to provide more attractive tour packages
• Marine environment protected through sustainable tourism activities – over burdening reefs, marine resources will not help dive/tourism activities in the long run MITIGATION PLAN

• Upgrade Semporna to town status with municipal council. Town planning for the satellite town
• Integrated waste management for Semporna, satellite town & islands
• Proper jetty
• Stronger policies (ban shark fining, tourism guidelines), enforcement and monitoring against fish bombing and cyanide fishing
• Status of indeterminate people clarified and resolved
• Apply World Heritage Site status for Semporna Priority Conservation Area (including Sipadan and Borneo Barrier Reef)
• Policy to ensure minimum 6D/5N packages if want to dive Sipadan; bidding process for the quota.
